Part-III / Technician – 3s Architects & Designers – Richmond, Surrey, United Kingdom

Award-winning, design-led practice in Richmond, Surrey, creating inspiring buildings with a sleek vision. Due to an increase in new projects and workload, we are looking for an experienced Part-III or architectural technician with minimum three to five years experience in the UK (essential) to join our international team. The company concentrates on high-end residential new builds and refurbishment as well as commercial projects in the UK and abroad.

You should have good CAD skills, preferably Vectorworks and Rhino, extended knowledge of building contracts and UK building regulations, the enthusiasm to work closely with both clients and contractors and the ability to deliver quality in both design and technical detailing, tested in high calibre work.

Strong construction and technical knowledge is essential, as successful applicants will be directly responsible for the drafting of construction information and technical details for both residential and commercial clients.

Main duties include:

advising the client on the practicality and affordability of their project
setting up scheme design drawings following feasibility stage. Includes meetings with clients to finalise the scheme
setting up the planning application drawings, drafting of design and access statements and liaising with appropriate consultants (planning consultant, SAP consultant, tree consultants etc), the local authority and building control
overseeing the construction drawing and tender process, including drafting of detailed scope of works documents, analysis of tender returns, negotiation with selected contractors and setup of suitable JCT building contract prior to start on site
preparing technical drawings and presentation of drawing packages for submission to the client
liaising with consultants such as structural engineers, mechanical and electrical engineers, heating and plumbing engineers and other selected subcontractors and incorporating their technical drawings into the construction package
following building codes, fire regulations and other ordinances, integrating any necessary precautions into the construction drawings; requiring strong knowledge of UK building regulations
specifying the nature and quality of materials required. A strong eye for design and presentation is important. Liaising with the interior designer about fixtures and finishes if applicable
representing the company at regular site meetings. As well as attendance, he/she will be required to liaise between the client, contractor, project manager and issue instructions accordingly
resolving problems and issues that arise during construction, issuing instructions and amended drawings as necessary
overseeing junior architects and advising them on procedures and construction methodology
